What are common issues and how do I fix them?

What are common issues and how do I fix them?

If you don’t have good drainage on your landscape, chances are, your outdoor living space isn’t going to be a success. And there’s one factor that will decide if you have drainage issues: having something that hinders water from moving downhill. It’s really that simple.

  • Pooling water around home

  • excessive run off

  • Sediment Erosion

  • Saturated lawn

We design and construct subsoil drains and stormwater systems to eliminate flooding, seepage, groundwater and subsoil water issues experienced by the property owner. Common water issues such as these are overlooked or misunderstood by many tradesmen and can result in the problem being addressed in an incorrect manner or with short term repairs that don’t fix the underlying problem. As a result the problems will keep reoccurring, costing you time and money.

PVC VS. CORRUGATED

PROS of Corrugated Pipe

Cost: Black corrugated pipe is less expensive than other types of pipe.

Easy-to-use: This type of pipe, even at larger diameters, is lightweight. Makes it easy to use, store, and transport.

Flexible: Black corrugated pipe is bendable making it ideal for projects where solid pipes cannot be used.

PROS of Solid PVC Pipe

Durability: This type of pipe is much more durable than corrugated pipe it isn't penetrable by roots and is simple to unclog.

Smooth walls: The walls of PVC pipe are smooth, so it is less likely to clog or to catch debris that slows water flow.

Easy maintenance: Clean-outs can be installed in PVC piping systems, making maintenance simple.

Longer lifespan: Due to the durability and thick walls, PVC pipe will last much longer than corrugated pipe.

CONS of Corrugated Pipe

Thin walls: Black corrugated pipe has thin, soft, flexible walls that can be easily damaged

Easily clogged: When buried underground, roots can easily grow into the pipe.

Slower water flow: Sediment and debris can accumulate in the corrugated ridges, slowing down water flow and increasing the likelihood of it getting clogged.

CONS of Solid PVC Pipe

Not flexible: PVC pipe is hard and has thick walls which means that it will not bend. If the system you are installing has bends or turns it will require the use of fitting to navigate the area.

Harder to install: Solid PVC pipe is more difficult to install than black corrugated pipe.

It is vital to understand what kind of materials are the best fit for the situation. Many contractors will try to use one thing over the other to cut corners and save money on their end while sacrificing long term durability and longevity of a system. At NWSE you can be guaranteed that every system we install has purpose and a reason behind it.

Pipe it out or dry swell?

When faced with standing water, many homeowners don't know what do. Every time it rains, there is a pool of water in yard for two days and is constantly squishy. Now the question is whether it is best to pipe it out with a drainage system or contain it within the property. While it is always best to have the water exit the property or at least away from the house, this is not always an option with the "fall" or geography of your property. When this is the case, a dry swell is often the best solution. So what is it and how is it built?

Dry wells are used to transfer surface water to a sub-soil grade in an effort to give the water a place to go. These system are typically used in applications where there is not enough fall on a property for a gravity system to be effective or it is a tight space and surface water cannot be sent off the property. While sizes and materials vary, a dry swell will typically consist of a hole dug in the ground with drain pipes feeding it from different directions.

Drainage situations differ greatly depending on many factors that may be unseen or unnoticed by the untrained eye. You may be able to go the DIY route if you are handy enough, but it is always smart to get over sight from a professional or to talk with a licensed engineer.

Down Spout

What is a french drain?

A french drain is one of the most versatile and misunderstood tactics you can use to fight standing water. May home owners are not quite sure what to do with a flat property where there is not enough fall in order for gravity to carry water to the desired location. In instances like this, french drains are a great option.

Why are there holes in my pipe?

A question I get quite often when installing these systems is "why are you installing pipe with holes in it? Doesn't that defeat the purpose?". A french drain is built by filling a trench with gravel and inserting a perforated pipe in the middle with a "sock". As the water penetrates the ground and fills the cavity of gravel, it travel into the pipe through the holes and exits out of the other end. The fabric around it prevent soil from entering the pipe and causing clogs.

Drainage may seem complicated, but thats what we are here for. If you plan of creating a beautiful landscape or hardscape, it is imperative to have a solid foundation that can support what every you desire to build. Water is essential to any successful property but like many good things, too much can ruin years of hard work. Call a professional today to get a game plan for your property!
