There are so many things to keep up with when managing an HOA. You have to worry about the pool, sidewalks, playground, common area, and that one guy that just does not cut his grass the right height. However, the detention or retention pond area is often the most expensive, forgotten area in an HOA. You may forget to budget for the forth of July party, but at least it won’t cost you $500,000 dollars.
I’m being a little funny when I say that, but I need many more hands than one to count the number of times thats happened. Most of the time, a community can make it 5, 10, or even 20 years with out having an issue. However, if you wait that long, it can be really costly. If you have a detention pond that does not have live water which means that it’s not designed to hold water permenantly, and it doesn’t have a creek running through it, you have the best chance. If you have a retention pond, which means it does hold water and definitely has live Water, you have a lot less time. Here are some things to keep in mind.
